				<content:encoded><![CDATA[<div><img src="" style="max-width:150px;float:right;padding:2px 0 0 10px;" class="blogfeedimg" /></div><p>I work with a ton of home buyers, some have owned multiple homes, many are first-time homebuyers.  One thing that is really hard to know is who should we work with&#8211;what Realtor do we hire. (NOW obviously I&#8217;m bias as to that decision&#8211;but this is really meant to be some general advice and cover things to watch for, pitfalls to avoid etc all with the aim of making the home buying experience a good one).</p>
<p>Keep in mind, the Realtor you select as a buyer should be working in YOUR best interest. This means, not the seller of the house, or THEIR own interest (ie with an eye on their commission). Does this always happen? Well&#8230;uh..um..not always.</p>
<p>A huge red flag should be if you notice the agent is showing you only/mostly houses that are Their listings, or listings with their company. Is it nice to sell your own listings&#8211;of course it is. Is it nice to help colleagues out, and sell their listings&#8211;of course it is. Can it create a conflict of interest, cause buyers to pay too much, have buyers miss other properties that may be a better fit&#8211;ABSOLUTELY.</p>
<p>A related red-flag is if you keep asking about a house with another company/agent but there&#8217;s always some reason you can&#8217;t see it.  If you see a property you&#8217;re interested in but keeping hearing its not available&#8211;my advice is to do a little homework&#8211;and see if it is truly off the market. Its an uncomfortable situation to find yourself in, but protect your interest.</p>

				<content:encoded><![CDATA[<div><img src="" style="max-width:150px;float:right;padding:2px 0 0 10px;" class="blogfeedimg" /></div><p>When buying house one of the #1 questions for buyers (or what should be one of the #1 questions) is what are my taxes going to be? Throughout Monroe County, including townships from Bedford to Raisinville, May 1st was a crucial date. This was the date the assessments were set and the new taxable values for a property were determined.<br />
Keep in mind that in Michigan there is a &#8220;Homestead Tax Exemption&#8221;. This exemption is for people who occupy a home as their primary residence (home of record). When claiming this exemption a homeowner is exempt from the parts of the school milleage (here in Monroe County that is 18 mils). Roughly this translates to about a 40% discount on the yearly property taxes. So it&#8217;s REALLY important for homeowners.<br />
This May 1 date became particularly important when selling properties that are in a non-homestead status to a buyer who plans to occupy the house. Because anyone who bought after May 1st, was stuck paying the higher non-homestead tax rate until the NEXT May 1st.<br />
Believe it or not, our state legislature got something right. They amended this in 2012 so that homeowners now have two dates to claim homestead status. June 1st and November 1st. This is particularly important if you&#8217;re buying a Foreclosed Home anywhere in Monroe County. You now have until November 1st to get the lower tax rate.<br />
There are still special circumstances if you&#8217;re trying to SELL a house you no longer live in that can allow you to maintain Homestead&#8230;call me for details.</p>
